INVESTMENT PROPERTY PREPARATION
When our clients introduce us to their investment properties early, we can help them maximise their potential returns with simple, effective suggestions as they make preparations to join the rental market. Preparations include painting, gardening, carpet cleaning, window cleaning, and general maintenance. It is advisable to present the property in its best light and as you want the tenants to continue caring for it.
APPRAISAL - PROPERTY PRICING
To accurately appraise your rental property we use comparative analysis, comparing your investment home to other rental properties in the same or closely neighbouring suburbs. Such properties need to have a similar land size, the same number of bedrooms and bathrooms and they must match closely to your own investment property.
MARKETING
Most tenants find new rental homes online and thus we advertise available properties on numerous real estate portals, to make the search as easy as possible for prospective tenants.
We also have a current rental listing document readily available for potential tenants to view.
Our marketing programs are as reasonably priced as possible and we can tailor a program to suit your budget and your property.
TENANT SELECTION
Choosing appropriate tenants for your investment property is paramount. It is not just about finding good quality tenants, although the importance of that aspect cannot be underestimated. It is also about matching tenants to the right property. Is it big enough for them and is it close to the facilities they require? Does it have enough space and car parks for the number of people and cars? Thinking this through intelligently will save headaches in the long run.
Comprehensive application checking is paramount to our tenant selection process. The application process is invasive for tenants as we gather vital information to safeguard the future of your asset. Owners are involved in the selection process and the final choice is theirs.
Once tenants have been selected, we share the good news immediately and we provide tenants with our Magnolia Estates processes and expectations for the term of the tenancy, including agreements to be made and monies to be paid immediately.
BONDS
Bonds are paid into our Trust Account and paid to Consumer Business Services (CBS) for the term of the tenancy. When the rent is $250.00 per week the bond is 4 weeks' rent. When rent is $251.00 and above the bond collected is 6 weeks' rent, to be held in the CBS Trust Account.
RENTAL ARREARS
Rent is paid into our Trust Account either fortnightly or monthly and we monitor rental payments closely. If tenant payments are late
arrears are dealt with proactively and swiftly.
PROPERTY MAINTENANCE
We induct new tenants and part of this process instructs that maintenance can be reported at any time, there is no requirement to wait until the next routine inspection. We have a team of trusted tradespeople we work with, or you can provide us with details of your own preferred experts.
